Street-level mandate prospecting list

For Agents prospecting for sale mandates. List homes within 300 metres of a point with at least two price cuts totalling 10% using High Potential Seller Leads, then read each property's dated history.

How do I find homes in my farm area that keep cutting their price and are likely to sell?

Why are repeated price cuts the best mandate opportunities?

A home reduced several times belongs to an owner who has seen the market reject the price and may be ready to change price, agency or both. Multiple reductions are a stronger motivated-seller signal than a single one, and buyers are advised to look at the original price, the number and size of reductions and the time between them, according to Greg Powell Homes. A German agency's practice note treats 90 days online as the point where a home is considered stale, according to Schicht Immobilien. Tracking this by hand across portals, street by street, is slow and full of duplicates.

How does it work step by step?

  1. Pick the point. Geocode your office or a street corner in your farm area in Spain, France, Italy, Germany, Greece or Andorra.
  2. List leads. GET /v1/seller-leads with lat, lon, radius_m=300 (50 to 300 metres), min_price_cuts=2 and min_price_cut_pct=10; add types, price_min and price_max for your niche.
  3. Read the history. GET /v1/seller-leads/{lead_id} returns the property and its dated price and status changes (10 units).
  4. See who advertises it. GET /v1/property-sourcing/properties/{property_id}?expand=listings shows the agency, URL and price for each place the home is advertised, so you know whether it is with one agency or several.
  5. Repeat per point. Cover a larger territory with several points, within the daily distinct-places guard.

  -H "Authorization: Bearer $CASAFARI_API_KEY"

What do you get?

A page of leads, each with id (lead_…), property_id (prop_…), coordinates, price_cuts {count, percentage} and price_cuts_since, each tied to one deduplicated property record rather than to one agency's advertisement.

Can I contact the owners?

Seller Leads returns no owner names, phone numbers or emails; contacting owners is up to you and local law. In Spain, commercial calls require prior consent or another GDPR Article 6.1 basis since 29 June 2023, according to Maldita.es; in Germany, telephone advertising to consumers needs express consent, according to marken.legal; in France, estate agents need prior opt-in consent before a prospecting call from 11 August 2026, according to MaFormationImmo.

What are the limits?

The radius is 50 to 300 metres around a point; a page of leads costs 100 units and a lead detail 10, at EUR 0.04 a unit; Free allows 10 distinct places a day, pay as you go and Agent 50. The product identifies homes likely to sell; it does not promise a sale. See List seller leads and the FAQ on owner contact details.
