High Potential Seller Leads · Use cases
Stale-stock monitor around a development
For Developers and funds with unsold stock. Run High Potential Seller Leads monthly around each development to track the count and average percentage of price cuts on competing homes nearby.
Why monitor nearby price cuts?
A developer or fund holding unsold units needs to know whether competing homes within the same few streets are reducing price, because that shapes buyers' reference point. Marketing times move: in Germany a condominium for sale stayed on the market 65 days on average in Q3 2025, 27 days fewer than a year earlier, after marketing time exceeded 90 days in Q2 2024, according to CBRE Germany.
How does it work step by step?
- One point per development. Geocode each site in Spain, France, Italy, Germany, Greece or Andorra.
- Monthly list.
GET /v1/seller-leadswithlat,lon,radius_m=300,min_price_cuts=1,typesmatched to your product andprice_min/price_maxaround your price band; addsincefor the last 30 days. - Aggregate. Record the number of leads and the average
price_cuts.percentageper site per month; a rising series means competing homes are cutting more. - Drill down.
GET /v1/seller-leads/{lead_id}for the dated history of the most-reduced competitors, and Area insights for price, supply and activity over time in the wider area.
