# Rent-cut radar for letting agents and landlords

## Why watch rent cuts nearby?

A landlord or build-to-rent operator pricing a unit wants to know whether competing rentals within a few streets are holding or lowering their rent; a cluster of repeated reductions suggests rents at those levels are not attracting tenants. Checking portals by hand shows the same unit several times and hides its history.

## How does it work step by step?

1. **List.** `GET /v1/seller-leads` with `operation=rent`, `lat`, `lon`, `radius_m` (50 to 300 metres), `min_price_cuts=1` and `min_price_cut_pct=5`, plus `types` to match your units.
2. **Window.** Add `since` to count only cuts in the last month or quarter.
3. **Detail.** `GET /v1/seller-leads/{lead_id}` returns the rental's property record and its dated price and status history.
4. **Compare.** Search current asking rents and rent per sqm with [Property Sourcing](https://developers.casafari.com/docs/property-sourcing) (`operation: "rent"`) and check the area trend in [Area insights](https://developers.casafari.com/docs/area-insights).

## What do you get?

A deduplicated list of nearby rentals whose asking rent was reduced, with `price_cuts.count`, `price_cuts.percentage`, `price_cuts_since` and coordinates, plus the full history per lead, so you can set a rent with evidence.

## What are the limits?

Covers Spain, France, Italy, Germany, Greece and Andorra, within 300 metres of a point; run several points for a district. No landlord contact details are returned.
