**For Agents prospecting for sale mandates.** Pull High Potential Seller Leads within 300 metres of an owner's home and show how many neighbours cut, by how much and since when, with dated histories.

> How do I show an owner what happens to overpriced homes near theirs?

## Why do owners resist a lower asking price?

Owners rarely accept a valuation below their expectation unless they see what happened to overpriced homes on their own street. A German agency's practice note treats 90 days online as the point where a home is considered stale and buyers use its visible price cuts as a negotiation argument, according to [Schicht Immobilien](https://www.schicht-immobilien.de/blog/vermarktungsdauer-90-tage.html).

## How does it work step by step?

1. **Centre on the owner's home.** Geocode the address and call `GET /v1/seller-leads` with `lat`, `lon`, `radius_m=300`, `min_price_cuts=1` and, optionally, `types` matching the owner's property.
2. **Summarise.** Count the leads and compute the average `price_cuts.percentage` and the earliest `price_cuts_since` across them.
3. **Pick examples.** `GET /v1/seller-leads/{lead_id}` for two or three homes to show earlier asking prices, each dated cut and the current status.
4. **Add context.** Use [Comparables and valuation](https://developers.casafari.com/docs/comparables-valuation) for an estimated price and [Area insights](https://developers.casafari.com/docs/area-insights) for price, supply and activity over time in the area.

```bash
curl "https://platform.casafari.com/v1/seller-leads?lat=52.5200&lon=13.4050&radius_m=300&min_price_cuts=1" \
  -H "Authorization: Bearer $CASAFARI_API_KEY"
```

## What do you get?

A one-page evidence pack: how many neighbouring homes cut price, by how much and since when, with dated examples, each from one deduplicated property record. Market timing supports the conversation: in Germany a condominium for sale stayed on the market 65 days on average in Q3 2025, 27 days fewer than a year earlier, according to [CBRE Germany](https://www.cbre.de/press-releases/vermarktungsdauer-von-miet-und-vor-allem-eigentumswohnungen-reduziert-sich).

## What are the limits?

The pack shows the price behaviour of homes on the market in Spain, France, Italy, Germany, Greece and Andorra; it contains no owner data and should not be presented as a sale forecast. A page costs 100 units and each lead detail 10. Reference: [Get a seller lead](https://developers.casafari.com/docs/rest/seller-leads/get-a-seller-lead).
