> How do I rank homes in a micro-location by how much their price has eroded before I make an offer?

## Why rank by price erosion?

Investors want to bid first on homes with the most price erosion in a target micro-location, because repeated cuts show an owner adjusting expectations. In Italy the average discount negotiated off the asking price was 7.6% in the first half of 2025 and reached 10.4% for investment purchases, according to [Wall Street Italia](https://www.wallstreetitalia.com/quanto-e-il-ribasso-nelle-compravendite-immobiliari/); knowing which homes have already cut shows where the room may be.

## How does it work step by step?

1. **Target.** Choose the point and a radius of 50 to 300 metres in Spain, France, Italy, Germany, Greece or Andorra.
2. **List.** `GET /v1/seller-leads` with `lat`, `lon`, `radius_m`, `types`, `price_min`, `price_max`, `operation=sale` and `min_price_cuts=1`; leads come 100 per page.
3. **Rank in your code.** Sort by `price_cuts.percentage`, then by `price_cuts.count` and `price_cuts_since`.
4. **Verify.** `GET /v1/seller-leads/{lead_id}` returns the property and its dated price and status history, so you can see earlier asking prices, each cut and the time between them.
5. **Value.** Compare the price per sqm from [Property Sourcing](https://developers.casafari.com/docs/property-sourcing) with [Comparables and valuation](https://developers.casafari.com/docs/comparables-valuation) before deciding the offer.

```bash
curl "https://platform.casafari.com/v1/seller-leads?lat=45.4642&lon=9.1900&radius_m=300&operation=sale&price_min=200000&price_max=600000&min_price_cuts=1" \
  -H "Authorization: Bearer $CASAFARI_API_KEY"
```

## What do you get?

A ranked list of homes with the largest cumulative cuts, each tied to one deduplicated property record with coordinates, plus the dated history to support the offer.

## What are the limits?

The list signals homes likely to sell; it does not guarantee a discount. The documented filters include no sort order, so ranking happens in your code. A page costs 100 units and a lead detail 10. For Portugal and other countries not covered by Seller Leads, use Property Sourcing with `expand=history`.
