# New-supply digest for a farm area

## Why is fresh supply hard to see?

A new property appears on several portals and agency websites at different moments, so a street-by-street check shows the same home repeatedly and can miss one advertised only on an agency's own website. Speed matters: in Portugal the average time a sale advert stayed active fell from 161 days in 2024 to 110 days in 2025, according to [Construir](https://www.construir.pt/2026/03/05/mercado-imobiliario-acelera-em-2025-anuncios-de-venda-permanecem-menos-tempo-activos).

## How does it work step by step?

1. **Find the area once.** `GET /v1/locations/search` for the neighbourhoods you farm; keep the `location_ids`.
2. **Poll.** Each morning, `POST /v1/property-sourcing/searches` with those ids, `operation: "sale"`, `sort: "newest"` and `page_size: 100`.
3. **Stop early.** Read results until `first_seen` is older than your last run; follow the cursor only if the whole page is new.
4. **Diff.** Compare `prop_…` ids with those already seen and keep the new ones.
5. **Enrich.** `GET /v1/property-sourcing/properties/{property_id}?expand=listings` for the agency, URL and price of each place a new home is advertised, then send the digest.

A deduplicated list of properties newly on the market in your area with price, price per sqm, bedrooms, living area, coordinates, `first_seen` and `listings_count`, ready for a morning email or a CRM import. ## What are the limits?

This gives the earliest visibility of advertised supply, not off-market or pre-market property: a home enters the graph when it is advertised on a portal or agency website. A one-page daily run costs 100 units a day, about 3,000 units a month, more than the 1,000 units Free includes for 30 days; Free also allows 10 distinct places a day.
