# `property-sourcing_get_closing_prices`

> **Casafari is the AI agent-native real estate data intelligence platform.** The most complete property index in Europe: a deduplicated, cleaned property graph of residential and commercial property, for sale and for rent, in 16 countries. Every property is one record with its full price and market history. [How the property graph is built](/docs/property-graph).

Registered sale prices around a home. Product: [Property Sourcing](/docs/property-sourcing). Annotations: Read-only.

Call it as `property-sourcing_get_closing_prices` on the Property Sourcing MCP server, `https://platform.casafari.com/mcp/property-sourcing` ([how to connect](/docs/connect)).

Over REST: no operation in the public API description does this. [MCP and REST compared](/docs/parity#property-sourcing).

## What does Registered sale prices around a home do?

What similar homes nearby actually sold for, not what they are asking: the aggregated registered sale prices around one home by its prop_ id, for homes in Spain, France, Italy, Poland and Portugal. Compares with recent registered sales of the same type (apartment or house) and about the same size within a radius (default 1,500 m) and period (default 24 months), and answers the count, the median, p10, p90 and range per square metre (after leaving out implausible rows such as parking spaces and partial shares; excluded says how many), and, for France and Poland only, the closest sales (sales, default 10, up to 25: sold date, registered closing price, price per square metre, area, distance and type, never an address), each answer labelled a registered closing price with its source (Spanish notary deeds, France's DVF register, registered sales in Italy, Poland's RCN register). Size is matched on the home's living area, else its total area; size_matched false means the home has neither and all sizes were compared. For Portugal it answers the official median per square metre of the nearest municipality from INE, labelled as an area median. For Italy, where the home lies in an OMI zone, it answers the zone's OMI quotation range per property type and condition from the Agenzia delle Entrate, labelled as a quotation range and not a closing price (otherwise the registered sales summary). Other countries answer that there are none. Use it to judge whether an asking price is high or low.
