Zoning and buildable area of a parcel. Product: [Parcel Zoning](/docs/parcel-zoning). Annotations: Read-only.

Call it as `parcel-zoning_lookup` on the Parcel Zoning MCP server, `https://platform.casafari.com/mcp/parcel-zoning` ([how to connect](/docs/connect)).

Over REST: no operation in the public API description does this. [MCP and REST compared](/docs/parity#parcel-zoning).

## What does Zoning and buildable area of a parcel do?

Zoning and buildable area for one land parcel in Spain (Bizkaia and Catalonia) or Germany (Hamburg and North Rhine-Westphalia), for now: give a cadastral reference (cadastral_ref: a Catastro reference such as 9872023DF2897S, Bizkaia's 48.085.1022.07019 with optional dots, or a German Flurstückskennzeichen such as 020101___01396______) or coordinates (lat and lon), not both; the country follows the reference or the point. Returns the parcel's area, whether it is built, its land class, its zone and the plan it comes from, the plan's building rules (m²/m², site coverage, storeys, minimum plot, uses) and the buildable area when the zone and its density are known. In Spain, when the zone is unknown, candidate_rules say what each possible zone of the municipality would allow (say "if the parcel is in Area 7 ...", never state one as fact). In Germany, flags say when no plan applies (fits_surroundings, §34 BauGB) the plan sets no GFZ (density_not_set), or its figures exist only in the plan PDF (plan_not_digitised, with the link). Every figure carries its source (dataset, or plan and date); show the sources' attribution. A figure the sources do not give is null, never 0. A reference or point outside the coverage answers not_found.
