# AgencyGraph

> **Casafari is the AI agent-native real estate data intelligence platform.** The most complete property index in Europe: a deduplicated, cleaned property graph of residential and commercial property, for sale and for rent, in 16 countries. Every property is one record with its full price and market history. [How the property graph is built](/docs/property-graph).

AgencyGraph is Casafari's database of the real estate agencies of a country, measured every week from the homes they advertise for sale. Casafari indexes the advertisements of portals and agency websites, cleans them and deduplicates them into one record per property, with its events (new, price up, price down, delisted, relisted); AgencyGraph resolves the many spellings of each firm into one agency, attributes the properties and events to it, and measures it in every town it works in, for all homes, apartments and houses.

It names firms, never individual agents.

## The five measures

| Measure | What it is |
|---|---|
| 1. Portfolio value | The asking prices of the homes an agency has on the market: their total, mean, median, minimum, maximum and quartiles in EUR, and the median price per square metre. |
| 2. Growth | New and delisted homes in the latest complete quarter, with the change on the quarter before and on the same quarter a year before. |
| 3. Price cuts and increases | How many asking prices were cut and raised, the share of the agency's homes with a cut, and the median size of a cut and of an increase. |
| 4. Overpricing at the start | How far the agency's first asking prices per square metre start above the town's median: the median gap, the share of homes more than 10% above, and how many of those were cut since. |
| 5. Time on the market | Minimum, maximum, median and mean days on the market of the agency's homes. |

Each comes for a town (a town or city's `location_id` from Location Lookup) and a type group (`all`, `apartment`, `house`), for homes for sale; rentals are not measured yet. Every answer names its country, the weekly build it comes from (`build.as_of`) and this page's method note (`method_url`).

**No sales counts yet.** Delisted homes left the market; those that didn't come back are at most **estimated sold**, not confirmed sales, so AgencyGraph gives no sold count and none of its rankings uses one. A measure of confirmed sales is coming.

## Who uses it

- **Agencies**: where they stand in their towns, who is entering them, and evidence to win mandates (time on market, price cuts) against competitors.
- **Franchise networks and CRM vendors**: recruiting (independent agencies that are growing), expansion (towns with an active market and no office), and the footprint of a network.
- **Portals**: which agencies they cover. Which agencies keep stock off a given portal is a dataset sold to that portal, not a self-serve tool, and figures per named portal are never published.

## Countries

Spain and Portugal. Coming, in this order: Italy, Germany, Austria, Poland, Greece, France, Belgium and Luxembourg, each once its build passes its readiness checks; until then a call for one of them answers that it is not yet available. `agencygraph_coverage` (free) lists the countries with the date of each weekly build; `agencygraph_country_coverage` gives one country's towns and agencies.

## How to use it

- **MCP**: one server, `https://platform.casafari.com/mcp/agencygraph`, with 10 tools. [MCP server and tools](/docs/agencygraph/mcp).
- **REST**: 15 operations under `https://platform.casafari.com/v1/agencygraph`, the country in the path (`/v1/agencygraph/{country}/...`), including the city dataset (REST only). [REST reference](/docs/rest/agencygraph).
- **Pricing**: tokens per call, in pages of up to 25 rows; finding an agency and the list of countries are free. [AgencyGraph pricing](/docs/agencygraph/pricing).
- **Recipes**: 4 worked questions that combine AgencyGraph with Location Lookup, Area Insights, Comparables with Transactions and Property Sourcing. [Recipes](/docs/agencygraph/recipes).

## Method

- A ranking of agencies is a **digital inventory index**: it measures what agencies advertise online, as Casafari's index sees it, not their revenue, their sales off the market or the quality of their service.
- Figures are counted in deduplicated properties: a home advertised on several sites counts once per agency, and a home two agencies advertise counts for each, so the shares of a town can add up to more than 100%.
- A cell of fewer than 5 properties gives its count and no figures. Private sellers, banks, developers and MLS feeds are never returned as agencies; offices of a network are agencies of their own, with the brand in `network`. No agent's name, phone or email is read or returned.
- An agency id that was merged into another answers with the agency it now belongs to (`merged_from`).
- An agency that finds its figures wrong can ask for a correction: write to [support@casafari.com](mailto:support@casafari.com) with the agency's name and website; we answer within 10 working days. Questions and problem reports: [Support](/docs/support).

## AgencyGraph and AgentGraph AI

[AgentGraph AI](/docs/agentgraph) is a separate product, with its own tools and prices: agencies and individual agents in Germany, for partnerships. AgencyGraph covers agencies (firms only), measured from the homes they advertise.
